So what can possibly be more techy than sending pictures of your awesome new listing down your Facebook wall to hundreds of your friends? How about a live video broadcast from your open house showing your friends what an awesome property it is while inviting them to come on over. While you are telling your friends about what a great house this is, a previously created virtual tour is playing. You are in complete control over the balance between live cam video and your computer screen. As a matter of fact, there is a producer on the other side who is balancing everything that your viewers will see. Now, since this has been recorded, it can repeat all morning on your wall for your guests to see. You can send this via Hootsuite, Linkedin, Twitter, Facebook, Text blasts on your phone or any other way you choose.  You may even choose to record your Saturday night open house commercial on Monday or Tuesday scheduling it to play on Saturday.

Do you remember when we thought that email was so amazing only to have our kids tell us that “e-mail is so… yesterday because texting is immediate!” These broadcasts can even allow for two way chatting so that viewers can ask questions about your property as they are watching your live broadcast.

Live video streaming is traditionally very expensive technology, but when the cost is shared among several people it begins to become a very affordable way to advertise your open house listings. Virtual Tour Club will be beta testing this new technology during the last months of 2010 and hopes to have a working platform by January. In order to work at an open house, the agent will need to have access to a fairly current laptop with a high quality webcam attached (or video camera) and high speed internet. Not all listings have high speed internet, but more people are subscribing to phone or USB based hot spots through companies such as Sprint or Verizon.
