In starting Staging Pads I researched many sites, blogs and ethical discussions about virtual home staging. After reading comments from agents on both sides of the virtual staging issues I visited dozens of sites that offer different ranges of virtual staging services.

Some like our site follow real estate contracts to the letter in our virtual staging. It is really not that hard to figure out. If flooring, window coverings and landscaping convey, then don’t touch them or this can be construed as misleading. Likewise, if furniture, pictures and plants that are not bolted to the property are added it is contractually understood that these items do not convey, they are fine to add.

Most importantly, the agent should add an MLS comment letting viewers know that pictures have been virtually staged. When these standards are followed showings will increase and buyers will see the benefit of virtual staging.
